Never before have we had so few Colony houses for sale... - Tuesday, June 28, 2011

I have heard & read multiple national reports that foreclosures are up and only modest (if any) improvements in new home sales and housing starts.  Now let's take a look at our beloved Colony.
January 1st of this year to today, we have sold, and/or pending a close date, 60 properties. You heard right.
We started the season with a small 10% of our total homes for sale (823 Colony homes multiplied by 10%) 84 Colony homes listed for sale as of January 1. Today we have 55 Colony homes for sale-well below an industry standard healthy listing supply.

In other words, we need Colony home inventory to sell.  

I received a call from a rather frantic seller who said, "Drop the price!"   He went on to tell me how the media is forecasting economic gloom and doom & inflation.  The seller was worried that it'd be years before we get one of his Colony homes sold.
With due respect and awareness of our great country's economic challenges, I believe that people are tired of putting off their Florida home purchase, as they have for these past few years, and want to make a beginning enjoying their long lived dream of owning a home here in paradise. 
Colony prospects are people who are nearing retirement & their children are grown. These are the consumers who represent the base majority of our local economy, but demographically, don't fit the model of the typical struggling American.
Even in The Colony's heyday, we didn't sell this percentage of our total available listings.  That's right; even in the boom real estate economy.

Beyond the Price, What's It Going to Cost? - Thursday, June 2, 2011

Anyone who has been to The Colony knows we have some of the finest views of the gulf, bay, and golf course. A simple "GPS" log will reveal The Colony's convenient location to shopping, movies, dining, and airport.
Chances are that people who decide to move to The Colony were originally smitten by the unique array of amenities offered.

 Our water taxi transports folks to and from our private beach park on the half hour.  The tennis program, lead by both a Women's and a Men's pro, keeps the 12 tennis courts busy with all levels of play.  Our canoe/kayak and sailing vessels come to the resident as a compliment and give a convenient incentive to our homeowners to get out and enjoy the waterways.  The Colony's near perfect landscape and lighted water fountains lend a certain sophistication to the whole topography of our perfect little piece of paradise.  The security systems and privacy features help residents feel confident they are safe.  We are a gated community and maintain roving security 24 hours a day, seven days a week.   Colony residents have private membership at the waterfront dining facility, The Bay Club.

 Naturally, this all comes at a cost.
Every resident, regardless of where they live in The Colony, is required to pay  $3963 for the privilege to use aforementioned amenities and services. On an annual basis each Colony residence will receive an invoice broken down as follows: $1751 for the Pelican Landing Community Association, $712 for The Colony Foundation and $1500 for Bay Club dues.
My experience shows that inquiring prospects focus strictly on the price of the residence without realizing that all of this is a part of living at The Colony and is, frankly, a mandatory obligation.
